Workplace Air Quality

Workplace air quality directly shapes how clearly your teams think, how often they take sick days and whether they want to come back to the office. We measure it, benchmark it and tell you exactly what to change.

  • CO₂ as a ventilation proxy
  • PM2.5 from outdoor and indoor sources
  • TVOCs from finishes, cleaning and print
  • Per-floor and per-zone benchmarking
  • Aligned with WELL v2 and BREEAM Hea 02
  • Practical FM and HR action plans

Why workplace air quality matters

Peer-reviewed studies link doubled ventilation rates and lower CO₂ to measurable gains in cognitive function. The flip side is well documented: stale, stuffy air drives the headaches, fatigue and concentration loss your teams report as "the office".

Who commissions this work

Workplace air quality programmes are typically led by facility managers, property managers, HR and wellbeing leads, health & safety teams, workplace consultants and building owners, often in response to occupant complaints, a refurbishment, a return-to-office push, or a parent-organisation wellbeing standard.

How we approach it

We deploy a representative sensor grid for two to four weeks, capture data in normal occupancy, walk the building with your FM provider, and benchmark results against CIBSE TM40, WELL Air and BREEAM Hea 02. Findings are translated for both technical and non-technical audiences.

Typical recommendations

BMS setpoint changes, AHU filter upgrades to ePM1 grade, demand-controlled ventilation, source-control for printers and cleaning chemistry, low-VOC procurement standards, and where needed, MVHR retrofit or façade-level interventions.

Frequently asked questions

Will measurement disrupt staff?
No. Sensors sit on desks or partitions and are silent.
Can you compare floors or buildings?
Yes. We benchmark zones against each other and against external published norms.
Do you handle the remediation work?
We don't sell HVAC kit — we hand a vendor-neutral spec to your preferred contractor.
